Understanding the Cost of Renting Office Space in Karen
Look beyond the headline rent and build a realistic budget for your next office.
Start with the basis of the quote
Office rents may be quoted for an entire unit or against a measured area, with different payment periods. Confirm the currency, whether the figure is monthly and what floor area it covers. Compare like-for-like quotations rather than dividing a price by an unverified area.
Separate rent from recurring costs
Request the service-charge schedule and ask which facilities it covers. Check how electricity, water, internet, cleaning, security and parking are billed. Confirm in writing whether VAT and service charges are included or excluded; do not assume a missing note means they are included.
Plan for the initial payment
Ask about the security deposit, advance rent, any fit-out deposit and other entry costs. Record the due dates, refund terms and documentation required. Discuss the payment schedule before reserving a space, particularly where a landlord requires a substantial advance.
Allow for setup and change
Furniture, networking, partitions, signage and moving costs can affect the first-year budget. Confirm what work is permitted and who will own installed improvements. Leave room in your plan for future changes to the team or the layout.
Use current, written quotations
Prices and availability can change. Use the current listing as a starting point, then request a written quotation from the agent for the actual space and proposed terms. This guide does not give a market-wide price range: compare currently available offices and their full cost schedules.
