What to Consider Before Renting Commercial Offices in Karen
A practical checklist for viewings, permitted use, facilities and the lease conversation.
Confirm that your intended use is permitted
Describe your business activity to the agent and ask for written confirmation that the premises may be used for it. For a property adapted from a home, request evidence of the relevant approvals and the owner’s authorization. Marketing language alone is not a substitute for checking the documentation with a qualified adviser.
Assess the layout and access
Check room dimensions, circulation, meeting areas, washrooms and storage. Review access needs for staff and visitors, including anyone with limited mobility. Ask about visitor management, operating hours and restrictions on signage or external changes.
Ask how the essentials work
Establish the power and water arrangements, any backup provision and who maintains them. Confirm internet providers and installation permissions. Review the security arrangements and parking allocation, including what happens when visitors arrive at busy times.
Read the commercial terms together
Review rent, payment timing, deposit, service charges, tax treatment, escalation, renewal and termination terms as a whole. Record any promised repairs or improvements in writing. Arrange an independent lease review before committing to a tenancy.
Agree the handover
Prepare a condition record and an inventory where relevant. Agree the occupation date, access credentials, utility readings and the contact for maintenance issues. Make sure your team understands what must be ready before the first working day.
